STEP 1: DESIGN

The first step is identifying your design approach—whether it’s assisting you in selecting an architect or designer that would best fit your style and budget or working with an architect you’ve already identified.  The architects that we partner with have the expertise to distill your personal taste and style and express it through your everyday environments. Have a strong idea of your design approach already? We partner with designers that can help realize the vision and direction of each individual client.

STEP 2: CREATE PROJECT BUDGET

 Your budget and timeline create our team’s common goals. Throughout the project, we’ll be sure the design stays within the established budget set by our client and minimize pricing surprises.  We not only consider the cost of the building structure, but the site plans, structural plans, permits, impact fees, water sewer hookups, and other fees that will impact the set budget.

This is especially critical if your architect doesn’t already offer these services—at Gary Smith Builders, we’ve got you covered. Our vigilance to your bottom line means we’ll also be in regular communication at this stage to ensure the design doesn’t exceed your budget parameters. If we see costs rising, we’ll notify our client, discuss whether they are comfortable proceeding, or perhaps entertain the cost of the design idea.

STEP 3: PROJECT REVIEW, PERMITTING & SCHEDULING

Once the design for your new home or renovation is finalized, we then send it to our trade partners who will professionally review the cost of producing your new home or project. This step ensures that there are no budgetary surprises during the construction or renovation of your home, that your construction costs match your wish list, and that you’re comfortable moving forward.

Once we have verified cost, we move to the next step and apply for permits. While waiting on permit approval, our team creates a comprehensive schedule, informs trades of starting dates, and guides you through our communication platform of different choices and selections to help keep the schedule current.

STEP 4: CONSTRUCTING YOUR DREAM HOME

And here we go, construction begins!  Communication is critical throughout the entirety of your home’s construction, and with our online communication platform, our clients are always in the loop.
